Option 3 on Hoskins is quite steep - so downhill speeds on Hoskins will make cars/trucks exiting driveways with limited visibility (big hedges at or over the property-line) a potentially deadly hazard. For both road options there are a large number of driveways and thus the mobility lanes will be hard to protect.
